5 Signs Your Home's Insulation Needs Replacing

Most homeowners don't think about their insulation until something goes wrong. Unfortunately, by the time the problem becomes obvious, failing insulation has often been costing you money — and possibly causing structural damage — for months or years. Here are the five warning signs every Naples, FL homeowner should know.

Your Energy Bills Keep Climbing

In Naples, FL, electricity costs are significant — and they should be fairly predictable if your home is properly insulated. If you've noticed your FPL bills creeping up year after year even when usage patterns haven't changed, failing insulation is a likely culprit.

Old or damaged insulation loses R-value over time. As it settles, compresses, or absorbs moisture, it becomes less effective at slowing heat transfer — meaning your AC has to run harder and longer to maintain your desired temperature. If your summer bills are noticeably higher than neighbors with similar-sized homes, your insulation may be due for an upgrade.

Rooms Are Uncomfortably Hot or Have Temperature Swings

Properly insulated homes maintain relatively consistent temperatures from room to room and floor to floor. If you have rooms that are significantly hotter or colder than others — particularly bedrooms under the roof, rooms on the sunny west side, or spaces above garages — that's a classic sign of insulation failure.

In Florida, the attic is usually the primary culprit. When attic insulation degrades, heat from the 150°F+ attic space radiates directly into the rooms below. This creates hot spots that no amount of air conditioning can fully overcome.

Musty Odors or Signs of Moisture / Mold

A musty smell in your home — especially in closets, bedrooms adjacent to exterior walls, or rooms near the attic — is a serious warning sign. It typically indicates that moisture has infiltrated your wall or ceiling assembly and that mold or mildew is growing in or behind your insulation.

In Florida's humid climate, fiberglass and blown-in insulation are particularly susceptible to moisture absorption. Once wet, they not only lose their R-value but also become a breeding ground for mold that can spread throughout the home. If you notice musty odors, get your insulation inspected immediately.

Your Home Is More Than 15–20 Years Old and Has Never Been Re-Insulated

Most older Florida homes were built with fiberglass batt insulation that was adequate by the standards of its time — but that was also installed before Florida's current energy code was established. If your home was built before 2005 and has never had its insulation upgraded, there's a very good chance it's significantly under-insulated by today's standards.

Florida's minimum insulation requirements have been updated multiple times since 2004. Homes built before these updates often have wall insulation below R-13 and attic insulation below R-30 — both well below today's recommended levels. An insulation upgrade in an older Naples home typically pays for itself within 3–5 years.

Pest Activity or Visible Damage to Insulation

Fiberglass batt insulation is a favorite nesting material for rats, mice, squirrels, and insects throughout Southwest Florida. If you've had pest activity in your attic or walls — or if you've seen evidence of rodents in your home — there's a strong chance your insulation has been contaminated, compressed, or displaced.

Pest-damaged insulation needs to be completely removed and replaced. This is also an excellent opportunity to upgrade to spray foam, which provides no nesting material and physically seals the entry points that pests use to access your home.
